The Process

Step 1

Initial Consultation

We start with an introductory conversation via email or text. This is a no-pressure call where I learn your goals. We’ll discuss your timeline, must-haves, and what accommodations would help you most.

  • At this point, there will be one NC disclosure to review (WWREA). I will explain the form in plain terms and then send it to you for e-signature. There is no rush with this signature, and it is not a contract.

What to expect: 30-45 minutes, agenda sent in advance, follow-up summary provided

Step 2

Getting Pre-Approved

I’ll connect you with a few lenders who will work with our accommodation and communication requests. You will get clear checklists.

What to expect: you will work with the lender to submit documents and get your preapproval letter.

Step 3

House Hunting

We’ll use our prior discussions about your needs and wants, along with the preapproval letter from your lender, to search for and screen properties based on your criteria. I will send these listings to you via email or text for your review. If you would like to see one in person, I’ll begin researching the property and schedule a showing. If you prefer to house-hunt using a website, that’s great too! After all, you know what you want more than I do. Should you find an interesting listing online, you can share it with me via text or email – or even just send me the address – and I’ll begin the same research and scheduling process.

What to expect: Floor plans (if available), listing reports, and associated documents will be sent in advance, along with printed and given to you at the showing.

Step 4

Making an Offer

Once you find the right property, we’ll discuss pricing and offer details. I will explain every line of the offer in plain language. You will have 24-48 hours to review everything before we submit. I will let you know if there is any reason we need to rush and explain the pros and cons of the situation. No pressure, no artificial urgency.

What to expect: Written breakdown of all terms with spreadsheet comparison, if needed. Time to process and ask questions. Changes welcome.

Step 5

Due Diligence

I work with you to build a list of vendors and schedule inspections. We will have plenty of time built into the due diligence period to receive and review the inspection results. Depending on inspection results, we may need to negotiate with the seller about repairs.

This is also the point where your lender will step in to help secure your financing. They will require a large amount of information from you. Typically, they will provide a list – often it’s an online list where you can upload the appropriate document directly to the checklist. It’s important to get these documents to the lender and get your loan’s contingencies removed prior to the due diligence period expiring.

Once you are comfortable with the outcomes, we will let the due diligence period expire and move to the closing process.

What to expect: Submit all loan paperwork, inspection summary in writing, time to research and make decisions, support through negotiations.

Step 6

Closing

The goal for closing is to be prepared, not surprised.

We’ll have completed a final walk-through of the property to make sure it’s still in the same shape as when we made the offer.

You will know who will be at the closing, how long it will take, all of the documents you’ll be signing and why, and when you will get the keys to your new home.

What to expect: We will have a detailed closing day discussion, with a written summary prior to closing. We will walk through the home before the signing. Celebration (your way) on purchasing your new home!!

Step 2

Getting Your Home Prepared

I’ll connect you with a few vendors to help us manage photography (and videography if desired), measurements, and cleaning if desired. Once we have timelines for the vendor’s deliverables, we’ll discuss when it is reasonable to list the home and set a price.

What to expect: scheduling of photos and measurements, documentation and discussion around comparable homes in your area to help you set the pricing, and a date for the listing to go live.

Step 3

Showings

This is one of the more stressful steps for home sellers. We want you to be as comfortable as you can be with the process, so we will have lengthy discussions about what you need. Showings will be requested through an app by the buyer’s agent. The showing requests will go directly to you via text message. You can reply with a yes, no, or not at this time note to the text message. We have the ability to set limits on showing times, request that agents give a minimum (pre-set) amount of notice before a showing, etc.

What to expect: Showings will be requested through an app, and you have control over when the showings happen. I will share the feedback from showings in a weekly summary.

Step 4

Receiving Offers

Once a buyer makes an offer, I will notify you as soon as possible. At a point you determine, we can respond to the offer and accept, reject, or reject but counter the offer. Once the buyer and you agree to the terms, we will all sign the offer, and it becomes a binding contract.

What to expect: Written summary of all offers, written copies of all offers, and the final signed contract.

Step 5

Due Diligence

The buyer will have asked for a due diligence period in the contract. This is a time when they will have inspections done on the property, and an appraisal will be ordered by the lender. All of these appointments will be scheduled through the same app/text system used during the showings. If a problem is discovered in the due diligence period, there may be a negotiation with the buyer to address the issue.

What to expect: Inspections and appraisal scheduled through text, may need to re-negotiate if large issues are discovered.

Step 6

Closing

The goal for closing is to be prepared, not surprised.

You will have moved all of your belongings out of the house at this point.

You will know who will be at the closing, how long it will take, all of the documents you’ll be signing, and why. The attorney will discuss with you how to transfer the closing proceeds a few days to a week before the closing.

What to expect: We will have a detailed closing day discussion, with a written summary prior to closing.  Celebration (your way) on selling your home!!
